We aim to ensure all website information is correct at the time of being published however we
cannot accept responsibility for any errors. Photographs are intended as a guide only and
accommodation and facilities may vary from those shown on our website.
We do hope you won’t need to change or cancel your holiday with us however if you do, please
inform us in writing as soon as possible by contacting reservations@northdevonresort.com. All
changes and cancellations must comply with the following terms of booking:
For flexible rates, there is no charge to change the booking up to 5 days before check in date.
If the price is lower on the new dates you have booked then you will be eligible for a refund. If the
price is higher on the new dates you have booked you will need to pay the difference.
You will receive a full refund if you cancel your booking up to 5 days prior to your check in date. No
refund can be given if you cancel five days or less prior to your check in date.
For non-refundable rates, one change to the booking is allowed free of charge up to 10 days before
arrival. Thereafter, the booking is non-changeable and non-refundable.
If the price is lower on the new dates you have booked you will not be eligible for a refund. If the
price is higher for the new date you will need to pay the difference.
For both flexible and non refundable rates, if the reason for your cancellation is covered under the
terms of your private insurance policy, you may be able to reclaim these charges.
As part of our pricing policy, the school holiday periods will be defined by North Devon Resort to
recognise the patterns of most of the Local Education Authorities. Should any errors be found after
you have made your booking, we reserve the right to amend the price. In the unlikely event of this
happening, you will be informed and given the opportunity to cancel your holiday.

are inclusive of VAT at the current rate where applicable.
All prices are subject to change depending on market pressure and could increase or decrease
depending on market pressure.
The price of your holiday is based on the price available at the time of booking and cannot be
amended later (unless a pricing error is detected).
The holiday price confirmed on your booking confirmation will be the final price you pay and will not
change unless you make a change to the booking, see above.
Please claim any special offers, discounts, or promotion codes at the time of booking as they cannot
be applied later. Savings will be applied to the published price and relate only to the accommodation
part of the booking. Savings cannot be applied to facilities, pets, or other optional extras. Only one
offer can be applied per booking.
All discounts and special offers are subject to availability and can be withdrawn at any time.
Our current discount codes are:
KW10 – For Key Workers and their families as defined by the UK Government on the Gov.uk
website. This is a 10% discount on all accommodation booked directly through the North Devon
Resort website. On arrival individuals using this code will be asked to provide identification to
validate their entitlement to claim this discount.
For members of HM Armed Forces – Discounts are available via the Defence Discount Service and
can be booked by www.expedia.com with the relevant code.
Other discounts will be as published on our website or on our social media, Facebook, Instagram and
associated holiday websites.
Only one discount per booking can apply.
It is an express condition of booking that we cannot be held responsible for any personal injury, or
damage to property nor non-availability of accommodation or amenities due to circumstances
beyond our control.
The total number of people in your party (including children and babies) must not exceed the
maximum capacity of your accommodation as set out at the time of booking.
Should any guests cause problems or inconvenience to other guests or staff, we reserve the right to
ask them to leave the resort without a refund.
We reserve the right to turn down bookings, for example from people who, we feel, may spoil other
guests’ enjoyment of the resort.
If you decide to leave before the holiday end date, we are unable to offer you a refund.
We do not permit anyone who is, to our knowledge, subject to the notification requirements of the
Sexual Offences Act 2003 to use or visit our resort.

If you or a member of your party has any form of disability, please do discuss this with us at the time
of booking so we can ensure we provide suitable accommodation. Not all our accommodation is
suitable for people with disabilities.
In the unlikely event that we need to amend or cancel your booking, you will be able change our
booking to a later date should you wish to do so. Alternatively, you will be able receive a full refund.
However, if it is imperative that you keep with the original dates then we will try tofind alternative
accommodation of equal size and standard.
In the case of any Force Majeure event we shall not be liable to you. For every day on which a Force
Majeure Event means that you are unable to stay with us, we may choose to either give you a prorata refund or allow you to book another day’s holiday with us without charge.
A Force Majeure Event means any circumstance affecting our business which is not within our
reasonable control including, without limitation:(a) acts of God, flood, drought, earthquake or other natural disaster;
(b) collapse of buildings, fire, explosion or accident;
(c) non-performance by suppliers or subcontractors;
(d) interruption or failure of utility service.
Keys are available from 16:00 hrs for all accommodation. You will be notified prior to your arrival
whether you need to pick up your keys from reception or whether a coded key box is in use.
If it is the latter, the code will be sent to you prior to your arrival.
Breakage deposit
We take a £75 returnable breakage deposit per apartment which is paid on arrival. This deposit is to
cover larger damages or theft rather than standard wear & tear. It also includes a deep clean caused
by smoking which would necessitate us having to withhold the full breakage deposit.
We provide free on-site parking and allow one car per booking. We will need to take your
registration plate details upon check-in.
All vehicles are parked at the owner’s risk.
If you wish to bring a second car this will require our prior agreement. For security reasons
additional cars must be booked in advance and will be strictly monitored.
We cannot facilitate vehicles with trailers or long vehicles without prior agreement.
Guests are requested to refrain from smoking in their accommodation however we cannot
guarantee smoke-free accommodation. Smoking includes tobacco and e-cigarettes.
There are designated smoking areas around the Resort and for the sake of health and safety of all
guests and staff we expect holidaymakers to comply with this.
Bed linen and towels are included in the cost of your stay in all of our accommodation.
Cots (with mattress) and highchairs can be provided at a cost of £15 each per item. Please request at
the of time of booking.
Cot bedding is not supplied.
We offer complementary WiFi and details are included in the welcome pack in each apartment.
The Resort offers most facilities all year-round except for the swimming pool and sauna, which are
typically closed from November to mid-April, opening dates will be published on our website each
year.
There are always full-time lifeguards at our Indoor Swimming Pool. To ensure everyone has a safe
and relaxed time we manage the pool and sauna in accordance with national standards. Our ‘pool
rules’ are set out around the swimming pool. Please take time to read them and always obey

In some public areas & accommodation, there are wall heaters and other hot surfaces or water. We
have placed warning labels where this is the case. Please take care with children or people with
impaired senses.
Our facilities may vary or be withdrawn according to availability, circumstances, and demand. For
example, outside peak season we run a reduced entertainment program.
Occasionally we may also need to close or withdraw certain facilities e.g. for health and safety or
maintenance reasons beyond our control and we are not liable if we do so.
If you wish to discuss anything with us during your stay, please speak to the resort Reception who
will be delighted to assist you.
If for any reason you are unhappy with your accommodation, please report it to reception on the
day of arrival as queries cannot be resolved after you have left the resort.
However, if you are still dissatisfied, please email customerservices@northdevonresort.com.
You are responsible for your personal possessions whilst at the Resort and we are not liable for any
loss or damage to these. If you leave something behind when you leave, please let us know as soon
as you become aware of this and we will do all we can to help find and return it. However we are not
responsible if we are unable to do so.
Please put all refuse in the Biffa refuse bays located around the Resort in the allocated bins. Please
recycle as much as possible in the correct bins provided.
No fridges, freezers or mattresses are to be disposed of on the Resort.
At the end of your holiday, you must leave your accommodation in a clean and tidy condition.
Please hand in your keys by 10:00 hrs on your departure day.
You are responsible for any damage to your accommodation during your stay and should any
damage to your holiday home be sustained by a member of your party, we have the right to recover
these costs from you, including any additional cleaning costs due to smoking.
